Preparing for that period means looking beyond how the property photographs.
Before the December bookings begin, prepare the property in four areas.

- Test the Property Under Real Use
Do not simply confirm that an amenity exists. Use it.
Run every air conditioner. Test the shower and water pressure. Check the Wi-Fi from different rooms. Open and lock every door. Test the sockets. Run the appliances. Flush every toilet. Check for leaks, drainage problems and anything that takes longer than it should.
Think about what a guest will do from the moment they arrive.
They will charge their phone. Take a shower. Connect to the Wi-Fi. Use the kitchen. Turn on the television. Adjust the air conditioning. Lock and unlock doors.
Those ordinary actions are where neglected problems usually surface.

Who checks the property after check-out?

Who handles laundry and restocking?
Who reports damage or missing items?
Who handles urgent maintenance?
And what happens if the person responsible is unavailable?
It is also worth inspecting the areas likely to experience heavier use during the month, particularly plumbing, locks, air conditioning and frequently used appliances.

A guest arriving at midnight should not be trying to work out which entrance to use.
